DESIGN PROCESS

DESIGN PROCESS

  • Initial consultation

    • Review project scope and questionnaires

    • Designer provides a detailed proposal outlining the process and fees

  • We’ve decided to work together!

    • Review client goals, requirements, vision, and, expectations

    • Review documents such as architectural drawings, surveys, contractor agreements etc.

    • Assess site and document existing conditions

    • Collect site measurements, photos, and inventory salvageable items 

    • Review local BCBC bylaws and restrictions

    • Develop schematic concept and space planning

    • Engage with consultants as necessary

    • Schematic Design Presentation - several client/designer meetings may be required during this phase depending on the size of the project 

  • Majority of the design is complete

    • Coordinate with builder during tender as required

    • Develop concept, plans, elevations, and 3D rendering (if requested)

    • Refine and finalize selections, schedules, and specification packages 

    • Design Development Presentation - several client/designer meetings may be required during this phase depending on the size of the project 

  • Finalization of design & decisions

    • Complete full set of construction drawings, schedules, and specification packages ready for permit application and builder use

    • Ensure all drawings are accurate and construction-ready

  • Construction commences!

    • Attend site meetings with trades to ensure compliance with design intent

    • Support builder/ contractor 

    • Coordinate directly with trades as required

    • Review and respond to shop drawings, submittals, and RFI’s

    • Determine furniture and decor needs

    • Prepare procurement budget

    • Source furnishings, decor, accessories, art, window treatments and decorative lighting

    • Complete furniture layout plans with tags and specification package

    • Furnishing and Styling Presentation

    • Manage orders, deliveries, storage, and coordinate installation

    • Conduct final walkthrough with client
